Syndication and tracking

Where your home shows up, and how we track it

One listing, everywhere buyers look

Your home goes live on our MLS (Paragon). From there it feeds automatically to the big portals and to thousands of brokerage websites through IDX: Zillow, Realtor.com, Homes.com, Redfin, Trulia and more. Every buyer's agent in the county sees it the same day.

Homes.com works for the listing agent, not against you. Homes.com shows the listing agent's name, photo and brand on the listing and sends inquiries to the listing agent instead of selling them to other agents. That means buyers who fall for your home on Homes.com reach us directly.

On top of the portals, your home runs on our own sites and YouTube channel, and goes straight to our private buyer network.

You see the numbers every week

  • Views and saves on the portals
  • Showings booked and completed
  • Feedback from every agent who showed it
  • New competition and price changes near you
  • Our recommendation: hold, adjust, or refresh the marketing

One of the biggest complaints sellers have is never hearing from their agent after the sign goes up. We call or email you weekly, after every showing, and the moment an agent says an offer is coming.

Questions sellers ask

Pricing, offers and closing

How do you decide my list price?

With a comparative market analysis: homes like yours that recently sold, that are in escrow, and that are active right now, from the MLS, title and county assessor records. Automated estimates compare numbers; we account for construction type, condition and the street. You make the final call on price, but buyers decide value, so we price to the market, not ahead of it.

How long will it take to sell?

Most activity comes in the first two weeks on the market. If the home is priced in the sweet spot, offers usually come within the first several weeks. Market conditions and price decide the rest; we review showings and agent feedback with you every week and adjust if needed.

What if I get a low-ball offer?

Do not take it personally. A buyer who writes any offer is interested. We counter and work to bring them up to a realistic number.

What if we get multiple offers?

The best offer is not always the highest price. We compare terms, financing strength, contingencies and timing, then get each buyer to their highest and best before you choose.

What happens with the inspection and appraisal?

We review the buyer's inspection report with you and respond to requests objectively: safety, structural and operational items usually get handled, minor items can often be declined. If an appraisal comes in low, options include the buyer covering the gap, a price adjustment, a split, or contesting the appraisal with better comparables.

When do I pay you?

Only when your home sells. We invest our time, photography, video and advertising up front.

Do you use virtual staging or AI?

Yes, where it helps: AI-assisted descriptions and ad targeting that we review and edit, and virtual staging of empty rooms. Any digitally altered photo is labeled as altered, as California law requires for listings since January 1, 2026.
